5% deposit · No LMI

First Home Guarantee

The federal Home Guarantee Scheme lets eligible first home buyers purchase with as little as a 5% deposit — without paying Lender’s Mortgage Insurance. The government acts as guarantor on the rest. Place numbers are capped each financial year, so timing matters.

5% deposit · Regional

Regional First Home Buyer Guarantee

The same 5% deposit, no-LMI structure as the FHBG, but for buyers purchasing in eligible regional areas. You’ll need to have lived in the region (or an adjacent region) for at least 12 months.

2% deposit · Single parents

Family Home Guarantee

Designed for eligible single parents (or single legal guardians) with at least one dependant. As little as 2% deposit, no LMI — and you don’t have to be a first home buyer to qualify.

$10,000 grant · Victoria

First Home Owner Grant (VIC)

A $10,000 cash grant from the Victorian Government for eligible buyers of a brand-new home valued up to $750,000. Existing homes don’t qualify — this one is for new builds and substantially-renovated homes only.

Stamp duty saving · Victoria

First Home Buyer Stamp Duty Concession

A full exemption from Victorian stamp duty for first home buyers purchasing up to $600,000, with a sliding concession from $600,001 to $750,000. Often the single biggest saving available — tens of thousands, on signed contracts.

Shared equity

Victorian Homebuyer Fund

The Victorian Government contributes up to 25% of the purchase price as shared equity (35% for Aboriginal and Torres Strait Islander buyers) — bringing your required deposit down to as little as 5%, with no LMI.
